A rate just 0.5% higher raises this EMI to ₹40,739 and adds ₹3,65,520 in interest over the loan. That gap is why your credit score, and asking Union Bank to move you to its current lowest rate, matter so much.

Who a Union Bank Home Loan Suits Best

  • Borrowers whose credit score and income qualify them for the starting rate of 7.15%.
  • Existing Union Bank customers, who can often get faster processing or a fee waiver.
  • Buyers who want a floating rate and plan to prepay, since floating-rate prepayment is penalty-free.
  • Self-employed or informal-income borrowers, if Union Bank accepts your income documents when larger banks will not.

Who Should Compare First

  • Borrowers with a 750+ score: compare the lowest rates in the table above before you accept an offer.
  • Anyone offered a rate near the top of the 7.15% - 9.35% range: a 0.5% gap costs lakhs over 20 years.
  • Buyers being pushed to take bundled home loan insurance: it is optional, and a separate term plan is often cheaper.
  • Borrowers whose EMI would exceed about 40–50% of take-home pay: a smaller loan or longer tenure is safer.

  2. Use the calculator above to pick an EMI you can comfortably pay, then apply online or at a Union Bank branch.
  3. Submit KYC, income and property documents, and pay the processing fee.

Home Loan Tax Benefits (2026)

From 1 April 2026 these deductions come under the Income-tax Act, 2025, with new section numbers. The limits are unchanged.

BenefitSection (old → new)Old regimeNew regime
Interest, self-occupied home24(b) → 22Up to ₹2 lakh a yearNot allowed
Interest, let-out home24(b) → 22Full interest against rent; loss set-off capped at ₹2 lakhAllowed against rent only; loss cannot be set off
Principal repayment80C → 123Within the ₹1.5 lakh limitNot allowed
Stamp duty & registration80C → 123Within the ₹1.5 lakh limit, in the year paidNot allowed

Interest on an under-construction home is claimed in five equal parts from the year construction is completed, within the same ₹2 lakh cap. Joint borrowers who are also co-owners can each claim their own limits.

Charges to Check Beyond the Interest Rate

  • Legal and technical valuation fees: charged for checking the property title and value, often separate from the processing fee.
  • Mortgage registration / MOD charges: stamp duty on the mortgage deed or memorandum of deposit of title deeds, set by your state.
  • Bundled insurance: a single-premium home loan insurance policy is often added to the loan amount. It is not mandatory, and you pay interest on it.
  • Rate switch (conversion) fee: moving to the lender's current lower rate usually costs a fee. Compare it with the interest saved.
  • Benchmark resets: floating rates move with the repo rate or the bank's benchmark. When rates fall, check that your EMI or tenure actually comes down.
  • Late payment and bounce charges: penal charges apply on missed EMIs and also hurt your credit score.

After You Close the Loan

  • Collect all original property documents and a no-dues certificate. RBI requires lenders to return them within 30 days of closure, or pay you ₹5,000 for each day of delay.
  • Make sure the lender removes its charge from the CERSAI registry and, where registered, releases the mortgage at the sub-registrar.
  • Check your credit report a month later to confirm the loan shows as closed.
  • If a borrower dies before closure, the co-borrower or legal heirs settle the loan (or an insurance claim does), and the documents are returned to the legal heirs.

Union Bank of India Home Loan FAQs

Common questions about Union Bank home loan interest rates, EMI, charges, prepayment and eligibility in 2026.

What is the Union Bank home loan interest rate in 2026?

Union Bank home loan interest rates are 7.15% - 9.35% p.a. as published on Union Bank of India's official website (Rate of Interest for Retail Lending Schemes w.e.f. 24.07.2026 (PDF 'Updated on 18.08.2026')). Rates are linked to EBLR as on Date is 8.00% i.e. RBI Repo Rate (5.25%) + Spread (2.75%); EBLR - 0.85% to EBLR + 1.35%. The rate you are offered depends mainly on your credit score, income, loan amount and the property.

What is the EMI on a ₹50 lakh Union Bank home loan?

At Union Bank's starting rate of 7.15%, a ₹50 lakh home loan costs ₹39,216 a month for 20 years and ₹33,770 a month for 30 years. The longer tenure lowers the EMI but adds far more total interest. Use the calculator above to try your own numbers.

What processing fee does Union Bank charge on a home loan?

Union Bank's published home loan processing fee is: Processing charges are 0.50% of the loan amount subject to a maximum of Rs. 15000 plus GST. On a ₹50,00,000 loan that works out to about ₹17,700. Legal, technical valuation and stamp duty charges are usually extra.

Can I prepay my Union Bank home loan without a penalty?

For floating-rate home loans taken by individuals, RBI does not allow banks and housing finance companies to charge any prepayment or foreclosure penalty. Union Bank's published terms: Floating rate loans: There is no prepayment penalty/take-over penalty if the loan is taken over by other banks/FIs. Fixed-rate loans: There is no prepayment penalty if the loan is repaid from its verifiable sources. A take-over penalty of 2% is charged on the average outstanding balance of the preceding 12 months if the loan is taken over by any other bank/FI or adjusted by the borrower in lump-sum from any third party/source (except genuine sale). Fixed-rate loans and loans taken in a business's name can carry a charge, so check your sanction letter.

How much home loan can I get from Union Bank?

Two limits apply. First, RBI caps funding at 90% of the property value for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh, so you pay the rest as down payment. Second, lenders usually keep all your EMIs within about 50% of your monthly take-home income.

What CIBIL score do I need for the lowest Union Bank home loan rate?

Most lenders reserve their lowest home loan rates for scores of 750 and above, and many price in bands (for example 800+, 750–799, 700–749). Below 700, expect a higher spread or a smaller loan.

What happens to a Union Bank home loan if the borrower dies?

The loan does not disappear. Any co-borrower remains liable for the full outstanding amount. If there is a home loan insurance (term or credit life) policy, the insurer pays off the balance and the family keeps the house. Without insurance, the legal heirs must repay the loan or the lender can sell the property to recover it. Once the loan is closed, Union Bank returns the original property documents to the legal heirs.

Home Loan EMI Calculation Formulas

Understand the mathematical formulas used to calculate home loan EMI, interest, and principal components.

EMI = [P × r × (1 + r)^n] / [(1 + r)^n - 1]

Example:

₹50,00,000 loan at 8.5% annual rate for 20 years

[50,00,000 × 0.00708 × (1 + 0.00708)^240] / [(1 + 0.00708)^240 - 1]
= ₹43,391

Variables:

P - Principal loan amount
r - Monthly interest rate (Annual rate ÷ 12)
n - Loan tenure in months

Interest = Outstanding Principal × Monthly Rate

Example:

First EMI with ₹50,00,000 outstanding at 0.708% monthly rate

50,00,000 × 0.00708
= ₹35,400

Variables:

Outstanding Principal - Remaining loan balance
Monthly Rate - Monthly interest rate

Principal = EMI - Interest

Example:

First EMI of ₹43,391 with ₹35,400 interest

43,391 - 35,400
= ₹7,991

Variables:

EMI - Monthly EMI amount
Interest - Interest component of EMI
