PNB Home Loan EMI: Worked Example
₹50,00,000 at 7.2% p.a. for 20 years (updates with the calculator above)
A rate just 0.5% higher raises this EMI to ₹40,893 and adds ₹3,66,240 in interest over the loan. That gap is why your credit score, and asking PNB to move you to its current lowest rate, matter so much.
Who a PNB Home Loan Suits Best
- Borrowers whose credit score and income qualify them for the starting rate of 7.2%.
- Existing PNB customers, who can often get faster processing or a fee waiver.
- Buyers who want a floating rate and plan to prepay, since floating-rate prepayment is penalty-free.
- Self-employed or informal-income borrowers, if PNB accepts your income documents when larger banks will not.
Who Should Compare First
- Borrowers with a 750+ score: compare the lowest rates in the table above before you accept an offer.
- Anyone offered a rate near the top of the 7.20% - 9.10% range: a 0.5% gap costs lakhs over 20 years.
- Buyers being pushed to take bundled home loan insurance: it is optional, and a separate term plan is often cheaper.
- Borrowers whose EMI would exceed about 40–50% of take-home pay: a smaller loan or longer tenure is safer.
Home Loan Eligibility
Typical norms across Indian lenders. Confirm PNB's exact criteria before applying.
- Age
- Usually 21–65 years, with the loan ending before 70–75
- Income
- Stable salary or business income; lenders keep total EMIs within about 50% of take-home pay
- Credit score
- 750+ for the best rates; 650–700 may still qualify at a higher rate
- Work history
- 2+ years' total experience (salaried) or 3 years of business with ITRs (self-employed)
- Property
- Clear, marketable title and approved building plan; the property is mortgaged to the lender
Documents Required
- Identity & address
- PAN (mandatory), Aadhaar, passport or voter ID
- Income (salaried)
- Last 3 months' salary slips, 6 months' bank statements, Form 16 or ITR for 2 years
- Income (self-employed)
- ITR with computation for 2–3 years, audited P&L and balance sheet, 12 months' bank statements
- Property
- Sale agreement, title deed chain, approved plan, encumbrance certificate, builder NOC and allotment letter for under-construction flats
- Payment proof
- Receipts for the down payment / own contribution already paid
How to Apply for a PNB Home Loan
- Check your credit report and fix errors before applying; every hard enquiry is recorded.
- Use the calculator above to pick an EMI you can comfortably pay, then apply online or at a PNB branch.
- Submit KYC, income and property documents, and pay the processing fee.
- PNB runs legal and technical checks on the property and issues a sanction letter. Compare its rate, fees and reset terms with other offers.
- Sign the loan agreement, register the mortgage, and the loan is disbursed to the seller or builder.
Home Loan Tax Benefits (2026)
From 1 April 2026 these deductions come under the Income-tax Act, 2025, with new section numbers. The limits are unchanged.
| Benefit | Section (old → new) | Old regime | New regime |
|---|---|---|---|
| Interest, self-occupied home | 24(b) → 22 | Up to ₹2 lakh a year | Not allowed |
| Interest, let-out home | 24(b) → 22 | Full interest against rent; loss set-off capped at ₹2 lakh | Allowed against rent only; loss cannot be set off |
| Principal repayment | 80C → 123 | Within the ₹1.5 lakh limit | Not allowed |
| Stamp duty & registration | 80C → 123 | Within the ₹1.5 lakh limit, in the year paid | Not allowed |
Interest on an under-construction home is claimed in five equal parts from the year construction is completed, within the same ₹2 lakh cap. Joint borrowers who are also co-owners can each claim their own limits.
After You Close the Loan
- Collect all original property documents and a no-dues certificate. RBI requires lenders to return them within 30 days of closure, or pay you ₹5,000 for each day of delay.
- Make sure the lender removes its charge from the CERSAI registry and, where registered, releases the mortgage at the sub-registrar.
- Check your credit report a month later to confirm the loan shows as closed.
- If a borrower dies before closure, the co-borrower or legal heirs settle the loan (or an insurance claim does), and the documents are returned to the legal heirs.

Home Loan EMI Calculation Formulas

Variables:
Interest = Outstanding Principal × Monthly RateExample:
First EMI with ₹50,00,000 outstanding at 0.708% monthly rate
Variables:
Principal = EMI - InterestExample:
