Sale Deed Rates in Delhi
As per the Department of Revenue, Government of NCT of Delhi, for Sale Deed:
- Stamp duty and transfer duty: 4% if the vendee (buyer) is a woman, 6% if the vendee is a man
- Registration fee: 1% of the total value of the Sale Deed + ₹100 pasting charge
Both vendor and vendee must be present along with identification (Passport, EPIC Card, Driving License, PAN, etc.) at the time of presentation. Two witnesses with ID are required.
Duty is calculated on the higher of circle rate or transaction value. Circle rates in Delhi vary by area (e.g. from around ₹23,000/sqm in outer areas to much higher in prime localities).

Conveyance (Leasehold to Freehold)
For conversion of leasehold property to freehold: duty 6% (men) and 4% (women) through Collector of Stamps/SDM. Registration fee 1% of total value + ₹100 pasting charge at Sub-Registrar office.
Gift Deed Rates in Delhi
As per the Department of Revenue, GNCT of Delhi, for Gift Deeds:
- The property being gifted must be valued by an approved valuer.
- Stamp duty and transfer duty: 4% if the donee (receiver) is a woman, 6% if the donee is a man.
- Registration fee: 1% of the total value + ₹100 pasting charges.
Gifts from specified relatives (e.g. parents, spouse) are tax-free in the hands of the receiver under the Income Tax Act. Registration is mandatory for validity.
